This is a great time to have your home on the market because our homes are usually best kept at this time of year.  We go out of our way to decorate, bake, and clean so take advantage of it! Christmas trimmings can create fond images for potential buyers of happy times to come. 

Like I said before, buyers this time of year are serious.  They aren't casually looking.  You may have fewer showings, but they will be more deliberate.  The majority of relocations happens in January and these consumers begin searching in November and December.

Follow these tips on staging and you'll get a welcoming and desirable effect:

Curb Appeal: Always important.  For the holidays, add greenery such as a wreath, a couple of White Pines on either side of the door, and/or garland along stair rails.

Fireplaces: These offer a perfect place for some holiday warmth if you have one.  Candle holders with scented candles.  A couple of stockings in good taste and without names is appropriate.  A mantle is ideal for some garland as well.

The Christmas Tree:  This could get tricky.  It's best to remove a piece of furniture as to not clutter the room.  Keep the decorations simple and don't go beyond three colors.  Keep presents to a minimum due to possible cluttering and theft.

Baking: Bring it on!  Send out the delicious aromas, it adds warmth to any home.  And boiling some vanilla or lavender in water is better than using artificial air fresheners which tend to be heavy and misleading like you're trying to hide something.

Dining Table: What an ideal time to stage the table for a holiday party.  Place settings could include pretty china, glasses, silverware, napkins, etc.  Plus, adorn the top with decorated pine cones or a classy centerpiece.

Keep in mind: Less is more.  Don't overdo it.  Keep strong religious sentiments out of it, as you would any time of year.  Put decoration away in a timely manner after the New Year.
