Is it true that there are less buyers for homes during the holiday season; mid November through mid January?  Yes!  However, there are also less sellers for the same reasons! So the actual odds of selling your home don't change just because of the season.

Realtors often hear, "We want to wait until spring to put our home on the market because our trees, yard, and flower garden are so much prettier".  But consider how everyones grounds look the same in winter so what difference does it really make?  None.  Besides everyone thinks their landscaping is the prettiest anyway, but buyers are much more focused on the physical features of the home and the location.  They can always plant their own petunias!

Also consider I have never heard a motivated buyer say in winter, "We just sold our house in New Jersey or we just got a divorce, or we just had a baby, or we just lost our lease, but since it's winter and the landscapes aren't pretty, I think we will wait until spring to buy".

When people ask me, "When is the best time to buy/sell a house?", my answer is always the same: when you need/want to.
